Erica Paine is a Partner in both the Property & Development and Banking & Finance practice groups, and she works between the Firm's Freeport and Nassau offices.

Erica has many years of experience in all aspects of real estate law and represents several major developers of resorts, hotels, marinas, mixed use and residential projects.  Clients seek her out during the sale, purchase, transfer, financing, mortgage, debenture and loan phases of real property projects.  Her expertise extends to condominium agreements and declarations, fractional ownership arrangements, private and commercial leases, subdivision planning, easements, title insurance, service charges and rights of way. 

She works closely with various government entities, such as The Grand Bahama Port Authority, The Central Bank and The Investments Board for her clients, on matters involving exchange control, approvals, licenses and real property tax issues.

She also has considerable expertise in corporate and commercial law, and in financial services law and regulation.  Erica represents a number of leading Bahamian banks and other financial institutions in respect of real estate, asset financing, project financing and other commercial transactions.

Between 1981 and 1996 she practiced at the English Bar at Falcon Chambers, London, specializing in Real Estate and Landlord and Tenant Law. During this period she was also a contributor to Halsbury’s Laws of England on Landlord and Tenant Law.

Recent transactions include:

  • Representing real estate developers with the purchase, development, financing and re-sale of resort and residential developers;

  • Representing real estate developers with regard to subjecting property to the condominium form of ownership;

  • Representing real estate developers with regard to time-share and other fractional ownership projects;

  • Representing major hotel developers and managers;

  • Advising major corporate investors on local requirements in conjunction with international transactions;

  • Advising on financing structure to local banks; and

  • Numerous conveyancing and mortgage transactions.
